1. What kind of property are you seeking to have us manage?








Please clarify the size of portfolio to manage.

2. What is the owner's break even for the property or properties requested to be managed? Please provide the break down per property, so we can analyze if rents will achieve break even point. (A good rule of thumb on how to calculate break even is to calculate the cost of mortgage/loans, taxes, and insurance. For a property requesting on site management, please provide us costs for day to day operations.)

3. Can you pay the mortgage without the property being occupied to full occupancy? (Rule of Thumb: For single family properties, can the home owner make the payment without the property being occupied. For multifamily owner, please explain what occupancy level must be achieved to break even, and what market rents.)

4. If you cannot break even with the rent to cover the cost of the property, then would you be interested in limited service arrangements? Please indicate what service that you maybe interested in.





5. Are you comfortable making improvements to property to put it in compliance with Texas Property Code regarding locks, smoke detectors, sliding door locks, etc? When we lease up a property, we will try to evaluate the property for code compliance. Therefore, we want owners to understand this obligation to fix the property to insure compliance with code?


6. Our property management company utilizes insured vendors for repairs. The owner's understand that our firm will only be utilizing insured vendors for repairs and, if required, licensed individuals to handle appropriate repairs?

For multifamily property with on site staffing, this question can be answered "N/A".



7. Our firm segregates security deposits obtained from tenants from operating funds due to the trust account treatment that we utilize for our clients. This means that we do not use security deposits to pay leasing bonuses, repair costs, etc. Is the owner okay with this treatment of funds?


8. What kind of fee solution are you seeking? If you are open to multiple solutions, select multiple choices that are appropriate to the category that you are seeking our services.






9. If you have previously had property management services, please outline the positive aspects of your previous management company, and please also outline the negative issues of your property management company.

10. For multifamily properties owners, please provide us details of your property including size of complex, sprinklers in buildings, gated, current onsite staffing, and other issues that help us understand the full scope of the complex to be managed.
